House inspections: WHO NEEDS ONE?

THE FOLLOWING IS HELPFUL, IF YOU ARE PLANNING TO PURCHASE A HOME. So you've found the house you think you want to purchase, now it's time to have your House Inspection.

A Home Inspection, is not an appraisal. An appraisal helps the lender determine whether or not your home purchase is a smart investment,
an inspection will help you find out if there are any problems with the home that need to be addressed before you complete the transaction.

Home inspections provide detailed information about the overall condition of the house one is planning to buy. A standard home inspection
provides a visual examination of the physical structure and major interior systems of a residential building. An important point to be noted is
that a home inspection is not to be confused with an appraisal or a building code inspection.

In a home inspection, a qualified inspector takes an in-depth, unbiased look at the home to evaluate the physical condition of the house
and its systems. He identifies the items that need to be repaired or replaced , and also estimates the useful life of the major systems, equipment, and structure of the house. There are several other additional inspections you'll need to have completed before you can close
on the home. For example, the house will need to pass a termite inspection, as well as the structural inspection. Also, a septic inspection will be necessary, if the home does not connect to City sewer services.


If you do discover problems with the home, these issues should be addressed before you sign any agreements to purchase the home.  For example, you might negotiate a lower price for the home because of the problems it has. Or, you may negotiate to complete the purchase only after the current homeowner has remedied the problems.

Remember, don't let anyone attempt talk you out of obtaining a complete home inspection before you hand over your hard earned money
to buy real estate. This should be your decision based on the knowledge you have at hand.
